Dubai’s real estate market is highly regulated, and for good reason. Whether you’re a tenant moving into a new apartment or a landlord leasing your villa, Ejari registration is one of the most important legal requirements. Without it, utilities cannot be connected, visas cannot be renewed, and tenancy contracts may be unenforceable.

Ejari (Arabic for “My Rent”) is the official Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA) system that registers tenancy contracts. Introduced in 2010, its goal is to standardize rental agreements, protect rights, and ensure transparency in the rental market.
Every registered lease is assigned a unique identifier (number) and barcode alongside the Ejari certificate. This document is critical for:

Typing centers process Ejari, but you must handle documents, fees, renewals, and co-occupants yourself. Property managers like LYM ensure every lease is registered, renewed on time, DEWA linked, co-occupants added, and disputes managed - all under one contract.
As of 2022, RERA requires all co-occupants to be registered in the Ejari system.
Why it matters for landlords: Co-occupant registration ensures transparency and prevents unauthorized subletting.

Ejari does not auto-renew. Every time a tenancy contract is renewed, Ejari must be renewed as well.
Real Case Example:
A tenant in JVC wanted to sponsor his family. His visa application was rejected because Ejari had not been registered. LYM intervened, registered Ejari within a few hours, and the visa sponsorship was approved.
Please note, Ejari cannot be registered more than 14 days after the lease start date, in our case - the tenant was within this time frame.
