Dubai’s real estate market is highly regulated, and for good reason. Whether you’re a tenant moving into a new apartment or a landlord leasing your villa, Ejari registration is one of the most important legal requirements. Without it, utilities cannot be connected, visas cannot be renewed, and tenancy contracts may be unenforceable.

At LYM Real Estate, we combine property management expertise with end-to-end Ejari services. Our clients benefit from seamless registrations, timely renewals, DEWA activation, and dispute handling — all wrapped into a single, professional service.

In this guide, we’ll explain what Ejari is, why it’s mandatory, the costs, documents, renewal rules, certificate downloads, and how property management makes it stress-free.

What is Ejari and Why is it Mandatory?

Ejari (Arabic for “My Rent”) is the official Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA) system that registers tenancy contracts. Introduced in 2010, its goal is to standardize rental agreements, protect rights, and ensure transparency in the rental market.

Every registered lease is assigned a unique identifier (number) and barcode alongside the Ejari certificate. This document is critical for:

  • DEWA: Connecting water and electricity.
  • Visa applications and renewals: Especially for dependent sponsorship (spouses, children)
  • Telecom services: Du and Etisalat require Ejari.
  • Hiring domestic staff: Ejari is part of the visa process.
  • Rental disputes: No case can be filed at the Rental Dispute Center without Ejari.
  • Commercial licensing: Required for DED license applications and renewals.

In short: no Ejari, no services. This makes it a non-negotiable step in every tenancy.

Documents Required for Ejari Registration in Dubai

To register a tenancy agreement, the following documents are required:

  • Emirates ID (tenant and landlord).
  • Passport copy (tenant and landlord, if applicable).
  • Title Deed or Oqood (for off-plan).
  • Signed tenancy contract (Unified Tenancy Contract).
  • DEWA premise number (found on door frame or utility box).
  • Trade license (for commercial units).

Documents Required for Ejari Renewal:

Renewals require:

  • Updated tenancy contract.
  • Emirates ID and passport copy (valid).
  • Previous Ejari certificate.
  • Title deed copy.

At LYM Real Estate, we handle all document collection, submission, and verification - eliminating the chances of any errors that cause rejections.

Ejari Fees in Dubai 2025: What to Expect

Ejari registration costs are straightforward, but tenants and landlords are often surprised by typing center and admin variations.

  • Base Ejari fee (DLD): AED 215.
  • Typing/admin fees: AED 50–100 depending on service center.
  • Total typical cost: AED 265–315.
  • Renewal fees: Same as registration.

At LYM Real Estate, we charge a flat AED 300, waived for clients using our full-scope property management services.

How much does Ejari Cost in Dubai?

Expect AED 215 minimum, but if you go through a typing center, admin charges raise the total closer to AED 300. With a property manager like LYM Real Estate, you pay once and everything is handled, with renewals included in management packages.

How to Download Ejari Certificate in Dubai

Tenants and landlords often ask: “How do I download my Ejari certificate?”

Options include:

  • Dubai REST App: Login, navigate to “Download Certificate,” enter contract number.
  • Trustee Office: Print a physical copy.
  • DLD website: Some certificates can be retrieved using contract or Ejari number.

For managed clients, LYM emails the certificate directly upon issuance.

Ejari Registration Methods

Any tenancy contract that has all the documents mentioned above attached to it and are signed by both the landlord and the tenant can be registered as an Ejari in Dubai utilizing the following methods.

For LYM Real Estate clients we take away the headache, and manage the process from start to finish in a timely fashion to provide peace of mind, ultimate convenience and professionalism.

Method Who It's For Average Time Notes
Dubai REST App Tech-Savvy Tenants 1-2 days Paperless, requires login and REST App
Typing Center Walk-in Registrants Same Day Traditional and reliable
Trustee Office High-Volume Submissions Same Day Preferred for Corporate Units
LYM Real Estate (Managed Properties) Our Tenants & Landlords 2-3 hours Exclusive, hassle-free Ejari for managed units.

Typing Center vs Property Manager: Which is Better?

Typing centers process Ejari, but you must handle documents, fees, renewals, and co-occupants yourself. Property managers like LYM ensure every lease is registered, renewed on time, DEWA linked, co-occupants added, and disputes managed - all under one contract.

Ejari Co-Occupant Registration in Dubai

As of 2022, RERA requires all co-occupants to be registered in the Ejari system.

  • Applies to anyone living in the unit (family members, flatmates).
  • Names must be added within 7 days of move-in.
  • Non-compliance risks fines.

Why it matters for landlords: Co-occupant registration ensures transparency and prevents unauthorized subletting.

At LYM Real Estate, we include co-occupant registration in our property management service, saving landlords risk and tenants hassle.

Ejari Renewal in Dubai: Every Lease Cycle

Ejari does not auto-renew. Every time a tenancy contract is renewed, Ejari must be renewed as well.

What LYM Handles for you:

  • Automated renewal reminders.
  • Verification of updated contracts.
  • Submission of documents.
  • Issuance of renewed Ejari certificates.

Real Case Example:

A tenant in JVC wanted to sponsor his family. His visa application was rejected because Ejari had not been registered. LYM intervened, registered Ejari within a few hours, and the visa sponsorship was approved.

Please note, Ejari cannot be registered more than 14 days after the lease start date, in our case - the tenant was within this time frame.

Lesson: Ejari is not just legal compliance - it unlocks key services.

Ejari and DEWA Activation: How They Connect

DEWA requires an active Ejari certificate to register utilities.

Process for tenants in managed LYM Units:

  • We register Ejari (AED 300 flat).
  • Tenant receives certificate + payment link from DEWA.
  • Pay AED 2,000 DEWA deposit + AED 130 activation.
  • Utilities connected within 24 hours.

For non-managed properties, tenants must complete Ejari themselves, then register with DEWA via www.dewa.gov.ae - to learn more about the process, ready our DEWA Activation Guide.

Commercial Ejari in Dubai

Ejari applies not only to homes, but also to:

  • Offices
  • Retail shops
  • Warehouses
  • Restaurants
  • Co-working spaces

Without a Commercial Ejari, you cannot:

  • Apply for a new DED license.
  • Renew an existing license.
  • Register permits with Dubai Economy.

LYM supports SMEs, startups, and corporates by integrating leasing, Ejari registration, and license renewals.

Why Property Management + Ejari = Stress-Free Compliance

For tenants, Ejari secures rights and services.
For landlords, Ejari ensures enforceable contracts and smooth DEWA/visa setups.
For investors abroad, Ejari compliance means no fines, no disputes, no stress.

At LYM Real Estate we provide:

  • Licensed property management and supervisory services since 2012.
  • Flat AED 300 Ejari fee (waived for PM clients).
  • Automated renewals.
  • Co-occupant registration.
  • Full integration with DEWA activation.
  • Dispute resolution support at the Rental Dispute Center.

We are truly More than a Brokerage.

In Conclusion:

In Dubai’s rental market, Ejari is non-negotiable. It’s the backbone of tenancy compliance, utilities, visas, and dispute resolution. For landlords and tenants alike, managing Ejari alone is time-consuming and error-prone.

LYM Real Estate takes the burden off your shoulders with:

  • Transparent fees.
  • Licensed property management.
  • Seamless Ejari registration and renewals.
  • DEWA activation, co-occupant compliance, and dispute handling.
